NAA Click & Lease Forms Update for Georgia & North Carolina

Dear NAA Click & Lease User,

The NAA Click & Lease Program for the states referenced below will be updated to include the following changes to your lease forms. The Release Notes, which are accessible when logged into your NAA Click & Lease Program, include copies of these upcoming forms.  

Should you have any questions about these changes, please contact NAA. As always, we recommend you and your local legal counsel review all new and/or updated forms before implementing them into your leasing operations.

THIS IS NOT A TEST! THE FEE SUMMARY COVER SHEET IS BEING ADDED TO THE SYSTEM ON JUNE 12, 2024, TO ALLOW USERS AN OPPORTUNITY TO FAMILIARIZE THEMSELVES WITH THE COVER SHEET. HOWEVER, PLEASE NOTE THE FORM IS LIVE.  IF USERS INCLUDE THE COVER SHEET WITH THEIR LEASE PACKAGES, IT WILL BECOME A LEGALLY BINDING DOCUMENT.

New Form for GEORGIA & NORTH CAROLINA:

1. Fee Summary Cover Sheet
   • PLEASE READ: The NAA Fee Summary Cover Sheet (referred to as the “Cover Sheet”) has undergone significant revisions to align with the specific legal requirements of each state. The Cover Sheet is designed to integrate the bulk of the pertinent fee details found within the NAA Apartment Lease Contract and its accompanying addenda. Additionally, the Cover Sheet features customizable “Other” fields, providing flexibility for Click & Lease Users to tailor the document to their specific needs. Please be aware that the Cover Sheets are state-specific and should only be utilized within the state they are intended for. It’s important to note that due to state-specific variations, a fee listed on the Cover Sheet in one state may not appear on the Cover Sheet in another state. This discrepancy is intentional and not indicative of an error.
   • Key Reminders:
     • The Total Monthly Rent field should capture the TOTAL AMOUNT of rent due for the month, inclusive of ALL monthly recurring fees and expenses that can legally be captured as “rent”.
     • The Monthly Base Rent field should capture the monthly base rent before any discounts, concessions, or other specials.
     • Click & Lease does not include a “Daily Late Fee” field in ANY state.  We removed the “Daily Late Fee” option from the Cover Sheet in states where our attorneys have advised that such fees are not permissible.
     • Outside of the generic utility fees, the Cover Sheet does not include ANY of the utilities or services found on the Utility and Services Addendum.

How will the users experience within the NAA Click & Lease be affected?
The following changes will be implemented within the NAA Click & Lease Program in correlation to the form revisions.

• A new section will be added to the lease editor called “Cover Sheet.” Default values for new fields may be saved here. Note: The cover sheet includes some fields that already appear in the Apartment Lease Contract and/or other addenda. If you have default values already saved for these fields, they will automatically print on the cover sheet.
• The two Animal Violation Charge fields in the Student Lease section of the lease editor will be moved to the Animal Addendum section.
• A new field will be added to the Rent Concessions section of the lease editor. Note: This new field appears on the cover sheet. If you save a default value it will automatically appear on the cover sheet.
• The Cover Sheet will be deactivated in the print menu. If you decide to use the cover sheet, you must go to Settings > Manage Printing and activate the form.
• The Cover Sheet will be locked into the first position in the print menu. If you decide to use the cover sheet, it will always print first. Review your print menu settings to ensure the Apartment Lease prints after the cover sheet.
